3rd November 2025
Dear Homeowner / Occupier,
Ref 13 Belsize Crescent NW3 Construction project
We are writing to advise you that we have been appointed as the main contractor to carry out the construction of a basement, super structure and fit out of the above property. We are commencing this week 3rd November with a soft strip and erection of site cabin within the rear grounds of the property, where these light works will run to December 19th2025. Then from the 5th January 2026 our main works will commence on the house.
From January 2026 there will be an erecting of a hoarding and gantry to the front of the property, which will serve to separate our works from adjacent properties and passing pedestrians. The project duration for the planned works is scheduled to take approximately 19 months to complete. Our working hours will normally be from 8.00am to 5.00pm Monday to Friday, and may include some Saturdays in line with the local authority guidelines on permitted quieter works. There will be no working on Bank holiday dates.
We are well aware of how difficult it can be when building works are occurring to a neighbouring property, particularly for those residents who stay at home or work from home during our normal working hours. Please rest assured that we try to be as sympathetic as we can to residents in the way we approach our work, and will do all we reasonably can to help mitigate the effect of these works on your day to day lives. We are a high performing member of the Considerate Constructor scheme and take our membership of this organisation extremely seriously. In the event that you have any specific concerns or requests, please feel free to call the office on 0207 706 9995 and we will be more than happy to deal with any enquiries. We also have an experienced Site Manager appointed, dedicated to this scheme who is responsible for the initial day to day running of the site.
I can also confirm there will be weekly updates to a website as stated below, where you as neighbours can review and see updates. The link to this website is 13belsizecrescent.com
For any comments or concerns please email me on phil@chelsea-construction.co.uk.
Please note that we would ask you not to walk onto site without prior notice, as there is a clear Health & Safety implication. We have produced a plan to control our construction works in order to minimise disruption to the local residents and passing pedestrians and traffic. We do not normally expect to have more than 3-4 vehicle movements per day.
Clearly, we have a duty to our client to carry out works with the minimum of delay and disruption, but we are committed to providing a friendly and professional service, and we will do whatever we can to help neighbours and local residents suffer as little adverse effects as possible.
Yours Faithfully,
Phil Hudson
Senior Project Manager
